Why the Gap?
Three reasons come up again and again.
First, agents think video is expensive. It is not. A basic walkthrough video in Sydney starts around $220. Even premium packages with drone footage typically run $500 to $1,000. Compare that to the commission on a single sale. The math is obvious.
Second, agents think video takes too long. It does not. A standard property shoot takes 60 to 90 minutes. Editing turnaround is usually 48 hours. The property hits the market faster with video than most agents expect.
Third, agents do not know what good video looks like. They have seen bad property video. Slow motion kitchen shots set to electronic music. Drone footage that shows everything except the actual property. Voiceovers calling everything stunning. Bad video does not work. But good video does.
What Good Video Actually Is
Good property video is invisible. It gets out of the way and lets the property speak.
The camera moves through spaces in a logical order. Living room to kitchen to bedrooms. No jarring cuts. No gimmicks. The viewer can mentally walk through the home without confusion.
It answers the questions buyers actually ask. How far is the kitchen from the living area? What does the natural light look like at midday? Where do you park? The video answers these silently.
It loads fast and works on phones. Most property searches happen on mobile during lunch breaks or commutes. If your video buffers, you have lost them.
The Test
Here is a simple test. Watch your property video with the sound off. If you can understand the layout, the flow, and the light without hearing anything, it works. If you need a voiceover to explain what you are seeing, it does not.
Most agents fail this test. Their videos rely on music and narration to create emotion because the visuals do not stand on their own. That is backwards.
The Bottom Line
Video is not optional anymore. 90% of real estate sales start online. Buyers scroll past listings without video. They spend more time on listings with video. They remember listings with video.
The agents who figure this out now will have a massive advantage over the next few years. The ones who keep treating video as a nice-to-have will keep wondering why their listings sit longer and their inquiry numbers stay flat.
